This package includes a simple plan view concept for approval, based on ideas discussed at our consult. There is one meeting to present the concept, after which it is revised per your comments. This revised plan is the basis for a set of construction drawings.

Step 1: verbal or sketch

We meet with you on site before starting the design options so that we can learn more about how you live, your style and how you wish to use your outdoor spaces. If desired, this meeting may be included in the package price.

Step 2: site measurements or

This package, unlike sketch consults, uses a scaled plan. If your site is mostly flat, we will include site measurement for design purposes in this package. If it is large or hilly, we'll need a professional survey showing the sites features and topography.

We also take photos for reference.

Step 3: present one concept

We develop one concept, then present it to you in a meeting. Depending on the complexity of the design, we may include some sketches, elevations or thumbnail illustrations to make the design clearer.

Step 4: validate the concept

When the concept is ready, we meet with you to make any changes you may wish. At the meeting, we'll trace out the final design. This is the only point where changes are included in this package.

Step 5: create construction drawings

These are detailed, scaled drawings that will be used to build the project. They can be put out to bid with several contractors, or you can install part or all of the design yourself.

These plans include schematic drainage, construction layout listing materials and dimensions, planting, lighting and construction details.

The number of pages in the plan set varies according to how large and complex the project is.

Here is how the new design turned out. The overhead structure was there before we became involved in the project, but you can see the decorative wood lattice in the detail above and at the left side of the structure. The fountain (which became a planter) is also shown on the detail page at the top left.
